Roof Update – 11/28/2025

The last roof update was on 9/16.  I wish I could report that its done and bone dry. Unfortunately, that has not been the case. The roofer has been slow and unreliable. On 9/26, I went up on the roof with my solar vendor to review the status and get an idea of what and where the solar panels would go. There, I found lots of concerning thing. While I understand its not fair to review somebody’s work when they are in the middle of it. I’ll counter that its been 10 days since the last update and its a mess. I’ll just post a single photo…

There was hope on 10/3 when the roofer showed up with the decorative caps. Of course by the time I left for the day, they were delivered, but no installation had begun…

The same day in a brief interlude, our doors were delivered for the 3 season room. I was amazed that nobody from the fancy HOA neighborhood pulled up waiting to get through while the road was blocked. They are not known for being patient…

On 11/7, I went up on the roof to re-inspect the work that was done. The decorative caps have been installed and the roofer thought they were done. But I have lots of concerns and insist the builder doesn’t finish paying them. Here are a few issues…

Video walk through of the current roof state.

The builder eventually went on site and presented a similar analysis to the roofer.
